Hello everyone,
this concerns a construction project on a total plot of approximately 2700m2 near Heidenheim (BW), which is to be developed by a total of three parties. (see plan attached, currently still shown there as two plots + nature conservation area)
We - as one party - could acquire 850m2 of it (the 354m2 NSF + 500m2 of the 1155m2 shown on the plan).
Current status
- Plot 1 is already developed, plots 2 and 3 are not.
- Plot 1 is only accessible from one road (west of the plot). The two plots "behind" can and must be reached via an access road to be constructed (with permeable surfaces).
- The development costs (including construction of the access road) will be shared equally by all three parties.
- The planning area slopes down from south to north by about 20 meters in height (the slope is significantly steeper on plot 3 than on plot 1 and steeper than on 2) – see image terrain cross-section.
- According to the municipal expert report, "the exposed rocks tend to landslides when outcropping on slopes or in the area of excavation walls or embankments, etc. Adjacent to the eastern boundary of the planning area, a hazard indication area for mass movements is shown on the engineering geological hazard map of Baden-Württemberg."
Our thoughts
Basically, the hillside plot offers a great panoramic view and is therefore attractive. However, the information about the slope causes us great concern. Although there have been houses above and below the plot for around 40 years, the text passage gives us headaches regarding expected massive additional costs.
Our calculation
In advance: The estimated prices in our calculation are based on estimates without any experience or information from previous talks with an architect or similar.
So we basically have the question whether these prices are roughly realistic:
Plot price according to seller including development costs = 250,000€
Turnkey construction price 140m2 x 2500€ = 350,000€ (+ kitchen/bath?)
Basement with waterproof concrete 80m² x 1300€ = 104,000€
Additional construction costs = 135,000€
Totals 839,000€ + approx. 80,000€ buffer
As indicated above: Is this realistic or just wishful thinking?
