His planned house is 12x10m in size with a finished basement and a finished upper floor. The planning architect prepared a cost estimate of €340,000. The planning architect is from Stuttgart and the construction takes place in a rural area near Ravensburg (BW). As far as I know, it is a rectangular house without a bay window or similar frills. The basement is designated as a living basement.
How do the TEUR 340 add up?
With the few data I have, I would say that a reasonable cost estimate would probably consist roughly as follows:
Single-family house 12 x 10, plaster construction and KfW 70: TEUR 280
Additional costs completely turnkey finish attic: TEUR 25
Living basement: TEUR 70 (without consideration of possible hillside location)
Painting work in EL: TEUR 15
Floor coverings in EL: TEUR 15
Outdoor facilities in EL: TEUR 10
Additional construction costs: TEUR 35-40
Reserve for extras: TEUR 10
Finished garage 3 x 6: TEUR 5
All in estimated investment up to here: TEUR 470,000.00
What I forgot to mention. My friend demanded a cost calculation from both architects.
The planning architect has not yet complied with this request. The second architect delivered this with an amount of €562,000.
There must be a comprehensible reason why the accompanying architect is so far above my cost estimate; as a rule, it is exactly the opposite. It would therefore certainly be better if your friend registers here and provides exact details about the construction project.
