That is why I explicitly added that we would be significantly cheaper without a basement. This is definitely a cost-saving measure! With a flat plot, the basement would have been the first thing cut for us.

It’s simply cheaper in the North, and whether you build modestly for retirement or you’re still going strong with 40 years left until retirement are two very different situations. On top of that comes a good income situation and cheap construction loans.

But I do find the numbers for the trades here quite interesting. They’re not entirely comparable to mine since there’s no basement, but the shell construction alone costs me only half. I thought I had more expenses for the facade, but even there Ruppsn, for example, is higher although he’s building monolithically, meaning just plaster and paint?! That’s quite something.
Or 53k for heating, which costs me almost 20k less including geothermal drilling (without subsidies taken into account). Wow! But a few weeks ago someone here had to pay 100k for heating, I think in the Munich area. That’s just not normal anymore.
Doors + windows 35k, which here also costs 10k less (yes, now it’s getting very approximate in comparison).

For the heating, it’s the centralized controlled residential ventilation with a price of 15k € gross + underfloor heating and ventilation in the basement.
For the windows, the lift-and-slide door with 4k €.
For the shell construction, it was the waterproof basement + cistern + inspection shafts + L-blocks.

..and of course the regional trades.

It’s just not funny right now regarding the prices, luckily there’s 40k € Baukindergeld.

Ok controlled ventilation comes at an extra ~12K for me and if the basement is included... although I have more area "upstairs" than you. But this way it somewhat adds up.
Windows for me also with a door.
The basement for you is then the full package, that hits hard. There have been a few recent prices for shell construction here and I think with ~195 sqm of above-ground living space, I’m doing well with 85k including sewer shafts and soil. Built with calcium silicate bricks. For that, I thought my facade costs would be higher because I need the ETICS, so not just plaster and paint, but that’s not the case in this comparison either.
ruppsn talks about 13K€ for a staircase, so what must a super ornate one cost or including a very expensive railing? We will have a straight staircase in exposed concrete, which already costs more than planned at 6.5K€. The same in steel stringer and oak steps, so rather simple equipment, would have cost just under half. Prices without railing.

But this shows once again how unclear these price discussions here are. The devil is not only in the detail but also in the region and the “luck” of the respective offer. You simply can’t do more than rough rules of thumb on this platform and whether it’s 1800 or 2200€ per sqm is an absolutely legitimate range at this stage of planning. You simply can’t say more in this project phase.
