Cost calculation per sqm of living space vs. m3 of gross room volume

Who can help me?

When I calculate the price per square meter for our construction project, I come to about €1550. When I calculate the price per cubic meter gross volume, I come to about €420.

When I research on the internet, I always find average prices for the price per square meter of about €1400-2200, that means we would be at the lower end here, for the price per cubic meter gross volume I always read something between €250-380, that means we would again be above the upper end here. Can someone say something about this? Do I have any thinking errors?

It depends on "what" (cube, semi-detached house, simple single-family house, single-family house with bay windows, with/without basement, etc.) you want to build "where" and with which equipment (turnkey, etc.). Without further information - either here and/or in your profile - your question cannot be answered.

It is a single-family house in BW. The entire building is barrier-free, with standard equipment. Special items are the elevator and bus system, but I have excluded these from both the square meter price and the cubic meter price. We are building with architects. Basement. I am especially surprised by the large differences between the two guide prices. If I should provide further information, please let me know again.

Have the m2/m3 figures been verified? To what do the construction prices refer: m2/GSF or m2/NPF? Are these gross or net prices? Including ancillary building costs or excluding? Who made the cost estimate? How is the building standard defined? The more precisely you break down the information, the more likely you are to receive a concrete answer.

"Normal construction" excluding ancillary building costs (cost group 700, DIN 276, for new buildings with an architect) starts at about gross €1,500 - 1,800 /m2 NPF, depending on the equipment standard and plot situation, or from approximately €290 - €350/m3 GFA. Each only referring to cost groups 300+400 (building construction and technical equipment), excluding outdoor facilities, interior finishing, other development costs.

Sorry, I'm just getting into this now. All numbers I have from my architect. The square meter figures refer to living space plus accessory space, whereby accessory space also includes, for example, a quasi granny flat in the basement. I received the m3 of enclosed space in the same way. Only groups 300 + 400 were considered in the costs. Including VAT. Standard has so far been defined as normal in the discussions (for example industrial package and tiles, white painted woodchip wallpaper). Contract does not exist yet.
