Cost breakdown of our house construction

I did some calculations and created a cost breakdown. I would appreciate it if you could tell me whether I have overlooked anything...

Land costs €65,000 (commission-free)

Notary and land registry ~ €2,000

Property transfer tax (3.5% here) €2,275

Surveying and batter boards ~ €2,000
Soil report ~ €550

Excavation and disposal (only foundation slab) realistically about €10,000?

Insurance €400

Signs / porta potty / construction electricity / construction water / container €1,500

House connection costs including meter box ~ €10,000? According to the municipality, water and telecommunications are connected; what does that mean for electricity? Are €10k then enough?

Measurement after moving in €600

Applications (building permit etc., including preparation by the construction company) €4,000

Buffer for road closure and co. €2,500

Foundation slab €15,000

House €275,000 (I am leaving out the detailed breakdown here, it is quite generously specified and includes additional insulation for KFW 40)

Carport and basic outdoor facilities €15,000

Have I forgotten anything or set anything too low/high? Thanks for reviewing!

Provider: either get prices from the homepage or call. Then you know what it costs.

Soil survey: do you already have an offer? We paid over 800

Carport and exterior for 15 might be tight. Carport can quickly also cost 5-7. Single or double?

I looked at the provider's website, but I can't make any sense of the technical jargon at all... And I don't know which amounts concern us... Outdoor facilities and carport are the only things where our own work is involved, my brother is building the carport (just material costs for us) and he will also do the landscaping and so on together with us... And since he is a forestry engineer at a tree nursery, we get it quite cheaply... That's why we have planned for 15k...

Where is the rainwater being directed? Earthworks plus shaft can cost around 5000...

Is it a developed new development area? Then rainwater and sewage shafts may already be on the plots and included in the purchase price. Otherwise see above ypg. Container, exchange carport for precast concrete garage. The first to the countryside, also provides containers at the same time. Costs paid 14 days ago 7,800,- complete. Building permit. Paid 867,- in December. Connections. Sewage and rainwater with us 2,500,-, Telekom 800,-, electricity 900,-, drinking water 1,500,-. Additionally 1,500,- base fee to suppliers as construction cost allocation. Road closure, for what? In the new development area?
