Cost breakdown from architect - realistic?

Hello dear forum members,

this is my first of probably countless posts during our house construction in this great forum!

We are currently planning the construction of a single-family house with 260m² of living space in Saarland, without a basement, with a double garage, according to KfW70 standard.

Our architect, with whom we are very satisfied, has now planned our dream house and, as I find, delivered a very detailed cost estimate.

To the experts in this forum: Do you discover any deficiencies or unrealistic assumptions in the cost estimate? If not, the estimate would of course be great for evaluating the craftsmen’s offers...

Ah ok great! I quickly skimmed through it and noticed the following: 1.) Floor slab only 55m², that can't be right, can it? 2.) What is included in the [Sanitätsleistung]? Only pipe installation? Sinks, bathtubs, etc. also cost a lot of money, at least for the planned 3 bathrooms is that accounted for somewhere? 3.) Electrical work only pipe installation. How many sockets, etc. Have this broken down for you in more detail.

Thank you for the response! It is 55 cubic meters of floor slab. I agree about bathrooms and electrical, I have already calculated double for that.

I don't like the long distances: once on the ground floor, you have to walk through the whole house to get to the kitchen, and it's not exactly small. Then upstairs to the bathroom, you also have to go through the bedroom and dressing room to reach the toilet. Quickly doing your makeup or taking care of urgent needs is impossible. Besides, I would feel a bit trapped when bathing.
Just a note on the tip above: our bathtub costs over 1000 because it is 180 x 80.
The style with the round stories and balconies is a matter of taste. Personally, I don't like the oversized rooms.
What kind of ventilation is that? Mine is about 7000 more expensive (for 135 sqm).
