Cost breakdown for turnkey home financing - feedback?

Hello dear forum members,

after I have read through forums and a major well-known search engine for well over 100 hours, I would like to show you my cost breakdown.

My girlfriend and I will be building with Town & Country. It will be a two-story city villa Flair 152re with 149 sqm near Peine. The plot will be purchased privately. No realtor. I have formed 6 categories. Development costs were requested and provided to me by the responsible departments, so no wish prices.

1.House 242,600
Turnkey house
(excluding painting and flooring work)
6-room version
Floor slab
Soil survey (not yet conducted)
Earthworks (removal of topsoil 30 cm, filling of missing height)
Roller shutters overall
Bathrooms and guest WC tiled including material 25 Euro per sqm

Construction period interest (despite 9 months free) 4,400
Reserve 5,000 (or something in the area of external facilities or interior finishing must be postponed)

Does anything significant come to mind?
Of course, 15,000 Euro can also be planned for the kitchen, a fireplace worth 5,000 installed, or a higher tile price per sqm chosen. However, these are rather secondary to me. Primarily, I would like to know if I have forgotten something significant.

Well, it won’t be enough in terms of coal, but that’s just as a side note. Ytong 36.5 and soundproof windows? That unfortunately doesn’t make sense, because Ytong will always be the major weakness. I would take KS, if anything!

Why and what is not sufficient? A more detailed answer would be helpful.

Ytong insulation value 42db. SK3 windows result in 38db. So if I really want 38db, then I need soundproof windows of this class.

Is nonsense, but you have to know.


Also unnecessary in my opinion. Watch some videos about that on YouTube.



Are you doing it yourself? Otherwise, that’s relatively little. The standard everywhere is basically a joke.



I find that too little. Think about skirting boards etc....


Wallpapering?????
Don’t underestimate the painting work. Painting for the cabin by a company is probably around 12,000€-15,000€.
1000€ will NEVER be enough.


Appliances available for the kitchen? Otherwise MUCH too little.


Are you doing that yourself? Otherwise, it will be tight. Spots at the electrician from the general contractor 150-200€. Just for the connection!


And then?


The only item in your list that might be about right if you save a bit.


Won’t work.

Calculate a buffer of 10,000€-15,000€. Strike garden furniture and such nonsense from the calculation. The important thing is that the house gets finished first. Garden furniture for 10€ from Poco will do for the first few months.
Recalculate. With the additional costs, it might work out, but you massively underestimate the little extras. We are in the same situation right now, but have a buffer of 30,000€.
Little things add up everywhere. Suddenly a different tile. Then here another door handle, maybe roller shutters still on the upper floor. Corner protection strips in the bathroom and so on and so forth.

Here is a rough overview of where we have spent a lot of money. I just quickly skimmed through our Excel list and roughly rounded.

Showers tiled floor-to-ceiling 2x - 2500€
Roller shutters complete 7x (only had them in the living room in the price) 4500€
Different door + door handles 800€
Different tiles (price per sqm was okay, but the format was not standard) + laying the tiles vertically in the shower 1500€
Shelf in shower and bathtub - 500€
Stairs (usually just beech) 6000€
Kitchen (unfortunately we had absolutely nothing except a freezer with 3 compartments, even our microwave is from the landlord...) 13500€
Electrical (we are doing everything in EL. Smarthome with automatic control etc.) 10000€
Painting work (done by a friend who is a master painter) 6000€
Paving work approx. 80sqm (done by a family member who is self-employed) 6500€
Construction supervisor 2000€

In general, I have to say that we unfortunately had no room to negotiate the prices. That is the disadvantage of a GU. If you can assign the trades yourself, you can save quite a bit of money by simply getting multiple quotes. Here you are mostly bound, and either you pay or you don't get it. They have enough work anyway.

Why? Normal windows are around 25. If you want to reduce a certain noise level, then it’s 38dB. What use is a wall with 42 if the windows let in 17dB more.



Sense of security. At least something has been done. There is an extra protection for the shutters.



Those are the extra costs. Planned based on a cost estimate from someone who built two months ago + 10% allocation.



It also says material. Not painting company.



Didn’t I write below that we don’t need a high-tech or expensive kitchen? For 6000€ you can already get decent kitchens. At the moment we live with a 2000€ kitchen.





I’ll lay down a few panels as additional storage space.

Shutters overall? Nothing added on the upper floor because it’s included.

Stairs, smart home, kitchen are not necessary for us because we planned these according to standard or for our idea. Shutters, as described above, are included for us. After deducting my extra costs for electrical, there is already a 23,000 euro difference. With the painting work in electrical trade included, we are at 28,000 euros. What is your assessment now? Still so unreasonable?

The storage compartment in the shower is a good tip!
