Converting a single-family house into a two-family house or subletting

Hello everyone,

we are about to start building our single-family house. We wanted to keep the option open to possibly rent out the upper floor later. For this reason, we are considering making preparations for this already now, i.e., thicker walls for soundproofing as well as wiring preparations for separate meters. However, we are not sure if it actually makes sense to implement the thicker walls for soundproofing now, since if at all, we would only want to convert it into a two-family house or rent out the upper floor in 10 or 20 years. What do you think?

Depends on your circumstances. How old are you, where do you live, how do you build? It also depends on how your floor plan looks. Because in this case, you surely don't want the future tenants to access the upper floor through your part of the ground floor. So it only works if the floor plan currently provides for it, e.g., with a separate hallway.

In solid construction, I see no need for soundproof walls.

Later, choose a quiet married couple to rent to and not a young couple with two lively children. In my opinion, you can't influence much more with a concrete ceiling anyway.
