Convert the hall into 4 apartments, floor plan design - who has ideas?

Hello,

next year we want to start converting one hall into 4 apartments. I would like to move into one myself and have been trying for a few weeks to come up with something decent. Unfortunately, all my designs end up in the trash because I don’t like them.

Unfortunately, I also can’t find any suitable floor plans on Google.

The apartment is on the ground floor, about 140m², has 2 garden sides and 1 side borders another apartment.

I am looking for a way to design the whole thing open, modern and with 3-4 rooms.

A few key points from the Fragenkatalog:
- 1st floor on the ground floor
- currently 1 person, max. planned 3
- open modern design
- open kitchen with cooking island
- living room suitable for a "home cinema"
- carport possibly directly next to the small extension
- bedroom, if possible, not on the side of the other apartment
- guest bathroom with shower

I hope someone is interested in giving me some ideas for a sensible layout.
I just don’t really know what to pay attention to yet and how to start with the layout.

Attached is an example of something my brother did (he is doing 2 of the 4 apartments).
I don’t like it at all. Rooms too big, too closed off, boring.

How could the carport be accessed if it is located behind the extension? Because the assumption is that the street is to the north, so at the front side.

Maybe sketch the property with the street in relation.

Is the area with the staircase correct? Does it protrude somewhat in front of the front edge of the house? Where could the apartment entrance door be located?

Are there specifications regarding water drainage ... or is that relatively irrelevant in the ground floor apartment because everything goes down through the basement? Where do the water pipes for the apartment above come from?

Will there be underfloor heating later? What ceiling height is expected?

Should the washing machine be accommodated in the apartment or rather in the basement?

That means, on the one hand: change of use (approvable?), and on the other hand "conversion," i.e. you should make a plan showing existing structures, demolition, and new construction together (but of course also distinguishable).

Hello, @11ant, this is the condition. This is how the exterior walls of the apartment will be. Change of use was already approved when the business was converted. The entrance door is best placed on the street side, not into the stairwell. All lines can be laid as the later floor plan specifies. Windows can also be placed according to the floor plan. Room height approx. 2.5m. The upper apartment follows the lower one. There is no basement, so a small utility room will be in the apartment. Attached is a rough sketch of the property (not to scale) (all our property).

And there are no windows to orient yourself by? It is the ground floor... are there other floors above now? Same problem? Then make sure to think about a joint drainage design, otherwise a pipe from above will come out in front of your TV. Honestly, you have to plan the main pipes together, where everyone has to orient themselves.

Create a room program for you Which rooms Bedroom Dressing room Children's room Office Guest room Bathroom with sauna, freestanding tub Guest WC with or without shower Open living area yes/no Closed kitchen Cooking island I would look at bungalow floor plans and multi-family houses. All 4 residential units must be planned together Have you ever thought about a conversion similar to a terraced house? Then no strangers will stomp around on you.
