Conversion of commercial unit to residential unit

Hello everyone,
in the beginning there is an idea - and now I need a little help :)

In my place of residence, there is a former commercial unit on the ground floor (bank branch) in a 6-family residential building (built in 1992, solid construction, good condition) for sale. The branch was closed a few months ago.
Now it is advertised that the premises could be converted back into an apartment. The gross area is 122 m2. To my knowledge, the commercial space only has a typical counter with glazing and a restroom. So no walls would have to be torn down & no new structural calculations required, but you can creatively design a nice floor plan. Of course, new floor and wall coverings, sanitary facilities, kitchen, etc. are needed...

What do you think about it? Is the thing feasible? The freely selectable floor plan is definitely an advantage.

It is being offered at a bargain price for our area.
Is there an approximate cost per m2 for renovation expenses?
