Contract negotiation before signing - contract and description of construction services?

I would be interested to know, what exactly have you been able to negotiate in addition to the standard contract / [Bauleistungsbeschreibung] with the builder? It is clear that you should list the equipment you want before signing. But which points have you had added and consider essential?

A well-structured BU cannot be influenced in its design, which it has content-wise reviewed. With us, many things were free in the layout as well as windows... insofar as recorded in the contract. The equipment came later... which, however, was price-checked in advance.
