I wouldn't just dismiss it so easily. There are a few other arguments in favor of Bavaria, for example, the real estate transfer tax of 3.5% can be quite a nice incentive.

And if you don't just look south and west of Frankfurt (where it's just as lousy to drive to Frankfurt), you could still find one or another spot in the east where it becomes affordable

So it is affordable for us here as well. I would have to check the plots over there though, I'm curious now!

Do you yourself also live in the area?

I prefer to drive on the A5 or A66. The A3, oh God forbid

We are currently building east of Frankfurt.

Just take a look in the KIP Hessen. The MKK is quite large.

If you want to live in the Rhine-Main area, you have to face the fact that there is always and everywhere aircraft noise. Sure, sometimes more, sometimes less severe, but without it within a 50 km radius of Frankfurt is impossible.

Have you ever looked a little towards Bavaria?

That is not entirely true, there are big differences. We live less than 40 km from the airport and have no aircraft noise. Occasionally you see a plane in the far distance, but no planes fly directly over us. However, there is a flight route directly over Weiterstadt, Darmstadt East towards Groß-Zimmern, where I would not want to build. Likewise, it is very loud from Gelnhausen towards the airport, in Sachsenhausen-Süd it is so loud that it is hardly possible to speak when a plane flies over you. It is also loud in Alzenau towards Wasserlos, where planes fly quite low through the beginning of the Spessart and you can usually also see the Staudinger coal power plant in Großkrotzenburg, which is not a nice sight either. It is not easy to find a reasonably priced plot without aircraft noise in our Rhine-Main area.
