Consultant calculates price for 112m² KFW55 semi-detached house with basement at nearly €600,000

Dear forum community,

we want to build a prefabricated house on our plot. The available area is quite small due to setback distances to the neighboring house.

We had a provider in the shortlist and were quite confident because we knew that other builders had construction costs of around 2200-2500€ per m² for a turnkey house.

Today we received a first calculation for the following services:

112m² KFW55 semi-detached house with WP and underfloor heating, 2 stories, unfinished attic, no bay windows, no dormers. Simply a gable roof house with roof windows.
67m² KFW55 usable basement

The consultant calculated the house in the variant "turnkey" at 420,000, the basement at 71,000€ due to white tank. We have calculated 73,000€ for additional construction costs.

We are a bit stunned now. That would be a price per m² of 3,750€ for the living area, 3,133 for the entire project. The provider is not a premium provider, should actually be mid-range.

What do you say? Could he have miscalculated somewhere? We also asked how he arrived at the price and he said semi-detached houses are simply more expensive.

If you already had high demands for the equipment at the beginning, that might be appropriate.
Otherwise, look for a new provider, since your provider probably has such full order books that they will only serve you if you pay compensation.

We have not made any claims at all. The situation with the order volume could be accurate, he already said that they are fully booked.

Hmm, I would definitely get more quotes there. We had somewhat cheaper/equally priced offers from "supposedly better" prefabricated house providers, but with a bit more living space.

I don't believe in comparing prices per square meter - especially since it is often unclear what is included. Many have not factored in the basement with [weißer Wanne] and ancillary building costs. Nevertheless, the asking price suggests a few special features or is actually just quite expensive.

I have already received a cost estimate of 2500€/sqm plus basement plus upgrade 40+ plus kitchen plus additional construction costs plus earthworks. However, the provider was rather in the upper segment. That's why your price seems a bit high to me.
