Construction supervision Why/ How often / Where from

We were with the Verband Privater Bauherren - Verband privater Bauherren. There is a regional list of building experts. They take care of checking the contract and the appointments upon order.

Were you basically satisfied with the Verband Privater Bauherren? Or put differently, did you see any added value in the membership or could it have been just any "random" other building expert?

I am currently looking into the topic as well and have contacted several building experts/inspection engineers. Especially those "on the open market" sometimes came across as friendlier and more competent than an association expert. Maybe appearances are deceiving..., but at least financially I don't see any big differences or advantages to the membership.

As far as I can remember, I had no additional benefit. The association was recommended to me by a colleague back then because you can get certain information there or also get a building expert. I believe that guaranteed that you would get one. Ultimately, we lacked the time during construction to also gather, read and understand the information from the website. But for 60? €, you just do it, because as an inexperienced person you think you have to join.

Finding an expert is not dependent on an association, it is just one possibility. But it is absolutely recommended for the builder as a layperson in construction, you are surrounded by professionals in building and maximizing profit, and when the money is spent the layperson wants a flawless house.

I would like to quickly ask a follow-up question Would you also take out a building savings contract if you know some people who have already built with the planned GU and where everything went smoothly and to their fullest satisfaction?

Counterquestion: do you think a construction supervising expert is only called for if the contractor gives cause for suspicion of being a sloppy rogue who earns his money through botched work?

Counter-question: do you think that a construction-accompanying expert is only called for if the builder gives cause for suspicion of being a sloppy trickster who earns his money with botched work?

Not that, but I personally know 3 families who built with the general contractor and 2 more via Instagram, who have a kind of construction account and also report everything. In addition, I had spoken with a building family during a site visit, so there is rather trust there.

If I didn’t know anyone, the question wouldn’t even arise for me.
