Something was still missing: I would always secure the financing first and then sign the house construction contract.

I would have done the same. Our fee-based advisor at the time (tending rather towards interest rate reduction) led us down a different path. We actually only finalized the financing after our equity was fully committed. The default risk for us was close to zero because financing commitments from several institutions were already in place. Once the equity was gone (the shell of the house was already standing), the terms were requested again and then fixed. This saved us half a percent interest. Plus absolutely no time pressure regarding the commitment interest.

What does back then mean? The current situation is really different from a year ago. At the moment, I definitely wouldn't have the nerves to gamble on that. Of course, everyone has to decide for themselves.

Poker is not a game of chance. You play your hand (income, equity, equity/debt ratio, job, negotiated financing). And if the hand is good: why not?
Admittedly: If I were currently employed at the supplier or in aviation, I would (if at all) tend more toward a bird in the hand than a bird in the bush.

I also wonder what a financing confirmation is? What has the bank checked so far? We also had our discussions about that, but only signed once the financing contract was available, because that is the bank's commitment. Definitely read in the contract what financial consequences may arise for you (only for the hopefully not occurring case that ...), if you have to withdraw from the house contract.

An informal statement from the bank indicating the intention to carry out financing. Some building societies want to have this at the latest when signing the contract.
