Construction project: Feasible or illusion, budget 400,000 euros

Like many here, I have the desire to own a small house of my own.

I have now found a plot of land with 600 sqm for 160,000 euros (not yet purchased), which is about 50 euros above the market value at 270 euros per sqm for our region. However, to speak of a "market" would be exaggerated, as there is simply almost nothing available. A few sellers are even offering their plots partially for 350 euros per sqm. Cheapest new build for sale here in the area: 420,000 euros (120 sqm house on 240 sqm plot). New condominiums with 3 rooms: 270,000 to 360,000 euros.

My wish:
For 240,000 euros in total, a small single-family house should be built, about 100 sqm, without a basement.
Do you think that is realistic?

I consider the 100 sqm to be somewhat tight. Unlike an apartment with 100 sqm (where there is usually a basement as well), a room for the technology on the ground floor must also be planned.

On top of the 160 K EUR, there are still more than around 5% notary and tax costs, so that only 232 K EUR house budget remains...

The budget will probably work.. but 100sqm? That leaves hardly 70..80sqm of living space. Why would you want to build a whole (expensive!) house for that? Possible resale also looks bad..

why so small? how is the family planning?

100 sqm to be sold again at some point because there are 5 children and the house becomes too small is difficult

So if you want to have a house at a young age then please from 140 sqm upwards.

We have 2 children and a semi-detached house, and only 115 sqm. We manage and are happy.

Either you are still at the very beginning of all considerations regarding the topic of budget, house construction including financing in general, or you really only need 90-85sqm of living space because there are only two of you.

Just off the cuff,

- 160k€ plot of land (you can't influence this, I understand)
- 30k€ ancillary building costs (if the plot is from the municipality, otherwise more)
- 20k€ outdoor facilities (minimum)

Thus, 190k€ remain for the house. Last year I did not read anywhere in this forum about such a sum (neither planned nor realized). Possibly feasible with a lot, a lot of personal labor.

Add 50-100k€ on top of that, then it might be that you get by without additional financing.
