I think that house and property size must match each other. I once found a 180m2 house on just under 400 m2 to be terrible. Conversely, a 100m2 house on 600 m2 is too small. This then results in a deduction in real estate value. 150 to 160 m2 would probably be a nice size, but that gets extremely tight with the budget

Nonsense. That fits. And 100 on 600 is totally great. Actually land around the house. In SH there is a floor area ratio of 0.25, yes 0.2, such a thing is completely normal and desired.
