Construction project: Feasible or illusion, budget 400,000 euros

What does a lender say about your pain threshold? Would you be able to get a loan on your own?

The financer says: "We can go up to 400K, 450K will probably not be possible."

A little story on the side:
A single mother colleague (lifetime civil servant A13) would easily get 700K from her bank in Munich with a slightly higher net salary. (I haven't seen the offer, but she told me about it on the phone recently...)

It's simply because you can even sell a container with a parking permit for a fortune in Munich. That is enough security for the bank.

Don't believe everything colleagues say. Maybe she brings 300k from grandma's inheritance or it is actually a rental apartment. I can absolutely understand the desire for ownership. But if the bank states maximum amounts now, I would follow that. Is a newly built condominium that fits the budget not an option?
