Hello everyone,
we have just been shown different financing options for our single-family house. I already have a favorite for myself but would like to hear your unbiased opinion.
1) Building savings contract + KfW loan (bullet repayment), e.g.: 1.33% p.a., KfW 0.9% p.a.
Building savings sum €330,000, KfW €100,000 (€5,000 repayment grant)
Savings phase: €816 savings contribution + €365 interest (over 15 years) --> €144,500 building savings balance at the end
Follow-up financing: 2% nominal interest
2) Annuity loan + KfW loan (bullet repayment)
Loan €330,000 at 1.61%, KfW as above
Loan installment €1,365 / month
I have deliberately chosen a low rate to save and invest something separately (monthly burden of €2,000 would easily be possible).
After moving in we should receive €10,000 homeownership allowance as well as a total of €30,000 child construction allowance over the first 10 years (which led me to the bullet KfW). €50,000 equity should also still remain.
What would you do?
