I've noticed this here quite often, what kind of castles are you all building? I have several offers for around 160,000 without additional construction costs (120sqm, without basement, with garage)

Of course, everyone has to decide for themselves, but with some posts you really can't speak of the average German home builder.

On the topic:
Anyone financing with the Sparkasse must be pretty desperate, reputable banks all offer 5% special repayments without fees.

Sorry, but what kind of stupid statement is that? The Sparkasse is a "regular bank" (although there is no SUCH Sparkasse...) and why should one be desperate? I call that a rather simplistic statement...

In NRW, there are 130 sqm Kfw70 houses without a basement including ancillary construction costs and a prefabricated garage for 230-260 thousand euros, no major extras. By the way, this just barely falls at the upper edge of the social housing subsidy. Therefore, it can hardly be called a castle.

As for the rest of your post, isn't that quite general?

Just out of curiosity: How do you define "ordentliche Bank"?

What Dirk Grafe lists is also a nice idea, provided your income is similarly abundant as the equity. Such a thing involves increased risks, but they should be negligible given the relatively short duration of your overall financing.
