Yes, of course it is exaggeratedly phrased. However, the Sparkasse combines all the disadvantages of a semi-public institution: expensive and inflexible, even the division into regional areas is super outdated.
For me, a proper bank is a bank that keeps up with the times. Where I deposit money now and it is immediately available in my account. One where I can cash a cashier’s check anywhere.
But we are getting off topic, everyone has different experiences with banks.

You live and will probably build in MV, where prices between €1,300.00 and €1,400.00 (so far) are still "normal". In other regions of the Federal Republic you won't get a house for that right now. So be careful with general statements, especially since prices for Mac Pom will certainly rise sharply in the medium term.

230k including ancillary construction costs is not far from me either. Although I also know flat-rate offers KFW 70 for 140T (120 sqm)

120 - 140 sqm net living area. Of course, it is hard to tell the net living area just by looking at a finished house.
