The term is basically irrelevant to us, we would also receive a sufficient pension to continue financing. What is important to us is an affordable rate for the next 5 years with small children (a second planned). There is also the option of special repayments. We also want to leave a buffer in parallel to continue expanding our stock portfolio.

In my opinion, there should still be some room for negotiation: 10 years term 0.9 % 20 years term 1.35 %

But you are aware that this is financing significantly over 100% of the loan value, right?

Why is no one actually intervening here? The 3700€ x 2 only exists if both work full-time. They don’t, the woman is on parental leave, and we don’t know how much parental allowance she receives. A second child is also planned, which will again lead to tight income. Nevertheless, a loan of almost 650k€ is on the table. The rate seems to be quite moderate, mainly due to the low repayment and consequently a high residual debt. At least, civil servant teachers and apparently still assets in reserve that are not intended to be used... That is of course positive.

I noticed that immediately too, but lately there have been more and more such calculations here, and any hints that a lot is being sugar-coated are brushed aside due to the panic among prospective homebuyers. So I refrained from pointing it out.
