Hello, so many thanks already for your previous answers! It’s really great to be able to exchange ideas a bit this way. I had already feared that everyone would say it’s not possible at all.. Unfortunately, it’s quite a high loan amount... But the plot is in a town with good infrastructure. I hope that one car will be enough for us and all schools, including all secondary schools, are directly available in the town.

So, the income limit for Z15 for a 4-person household is 75,000 euros. I have already called the L-Bank many times and I only know about the 15% surcharge on the monthly burden limit, but no 30% surcharge on income..?? Is that new or have I overlooked it? My husband’s income with A 14 is annually gross 54,600 euros. I am on parental leave. With Z15 the upcoming year is always also considered, but if I stay on parental leave for a while longer I think it’s not a problem. 30% in A 11 corresponds to an annual gross of 12,000 euros in tax class 5 – so this should even still fit?!

By the way: With the two banks, we arranged it so that we secure the loan for the land with a mortgage on the parents' house. This way, the L-Bank could take the 1st priority mortgage on the previously unencumbered building plot for the house loan.

I hope now that we are actually entitled to Z15 and that there is no 30% surcharge for civil servants.. otherwise, we can probably forget about building. With the normal interest rates, I think it is too expensive for us.

...or make it a bit cheaper. Without a cellar, without photovoltaics, instead with a prefabricated garage as a storage room, there is a 50k saving, and it would probably also work with a higher interest rate. We haven't done the hard calculations yet. Karsten

...or rather, I just quickly calculated:
My husband's income + 30% is still within the limit for Z15. And I still have about 2 years of parental leave that I could take. That means it's just enough to prove that I will still not earn anything in the course of the next year after applying....
But I will call L-Bank again tomorrow.

Hello Karsten, thanks for the idea. How do you mean "we haven't done the hard calculations yet"? In our area, a basement is kind of standard and without a basement maybe bad for a possible resale.. But yes, without [Photovoltaik], that is a real consideration! Thanks
