If you read it that way...

A construction project is the largest private single investment in life for at least 90% of the people here in the forum. I really wonder how little some inform themselves about the basics beforehand. One often gets the feeling that the amount of information about the car, the mobile phone, or the electricity contract is better than about the companies involved in the construction.

Yes, that is true. Although even the best information and research do not prevent things from sometimes simply going wrong. The used car personally inspected by Dekra and JP themselves can break down the next day, despite months of research on the reliability of the model in forums, etc.

And it is the same with construction. Some are lucky, some have a bit of bad luck, and some have really bad luck. For me, it is more than naive to rely on deadlines and not plan for contingencies. But well, I work in special plant construction; for me, deadline shifts by months, sometimes years, are nothing unusual... and of course, the idea that you would report your damage and the contractor would simply pay without a lengthy legal process is all the more naive.

And this does not always have to be the malice of the contractors. If two people quit at the masonry company and one gets sick, then they may have to close their business, and the construction will be halted for the time being... Not the buyer’s fault, of course. But also not the developer’s fault...

You can see it that way.
It's not about the content for me, but the timing. Nobody needs advice and finger-pointing when something has already gone wrong.

And who actually says we have no reserves? If he dealt honestly with us and did his job conscientiously (just like I do my real one), we would have also used the money for that. Or we would have kindly done 50% / 50%.

But nothing progresses for months? When asked about schedules and reasons, he simply becomes unreachable? Forgets agreements? His cost estimates are partly unclear and faulty. Corrections come only orally after endless inquiries? There is a mistake with every trade? Besides, if he is really managing the construction and we discover so much, then what else was there? Promises to be finished in June, because December is a huge buffer?

In contrast, we respond to all his appointment requests; at most we had to reschedule the time once. If we are supposed to choose something and give feedback within period x, we do that too. And then it’s allowed to be annoyed and also use his initial babbling "He has a huge buffer because he doesn’t want anyone to pay for the hotel."

I didn’t even want to list these backgrounds here, because they are unnecessary for the facts. But maybe one should just stick to the facts in the forum without sniping or just stay completely out of it.

Sorry, but that is the developer’s fault. He has to ensure that things run smoothly – force majeure/weather can be excused, but not sick workers.
