Do you want to do the flooring and painting work yourselves or have you had someone calculate how much extra that will cost? On the one hand, the price seems cheap compared to here (Munich area), on the other hand, roller shutters with straps are hardly ever mentioned as an option here and I would have expected that while this is not a high-end feature, it would at least include flooring and painting work. Maybe this will help you with the calculation of your overall budget as a tip: Ask people from the area who have recently built about their additional costs, with us the estimated costs for earthworks, connections, and official fees were a joke and were exceeded many times over.

Can you explain that to him :) We really wanted to save here because manual operation doesn't bother us. Based on his statements, we then switched to electric shutters.

Is the entire civil engineering work including the disposal of the excavation included in the price? We are currently building in Lower Saxony, and with the neighbors who opted for a basement, it each cost 100 to 120k (2x white, 1x black tank). Including civil engineering in the price, then 330 to 350k remained for the actual house, but if it is not included, you have to add 100k directly and end up at 550k + floors, painting, kitchen and garden landscaping, so quickly 600k all-in.

The belts are inside anyway and the roller shutter box is insulated and located inside. Where should there be a thermal bridge if a belt pull is operated inside instead of a switch? The contractor just wants to earn more!

We also deliberately had belts installed (despite empty conduits and wiring). Saves electricity, saves installation costs, is sportier and on top of that more nostalgic, since we have wooden muntin windows and wooden window sills installed inside anyway.
