Cost estimates based on enclosed volume are standard. With €400/m3, you should be well within range for individual contracting. However, I also find your architect's approach pointless. He is not building a single-family house for the first time. Our architect basically always constructs the same upscale minimum standard and therefore always has the current average costs per m3. Of course, this only works if the architect has a good network and always draws from the same pool of craftsmen.

That is a good point. I understood from the architect that he always contacts different companies for the request for proposals. That would indicate to me that he does not draw from the same pool of craftsmen, which actually also supports his estimate. I will probably consult another architect and also approach developers here in the region.

where exactly do you want to build in BW. We are also currently in talks with 2 architects. The initial estimates are around 2700-3000€ /m2 for a house with a basement. More precise calculations are underway. One of the architects is already building 6 houses in the development area. A prefabricated house provider quoted a value of 2400-2600 (depending on the equipment). All without additional costs and land. We want to build near Freiburg.

With an architect's estimate of around 2700-3000€ /m², I would personally quickly change the architect. :-p

Near Freiburg, that is considered a bargain!

Seriously: my tip for individual contracting would be to approach craftsmen who are located exactly between Offenburg and Freiburg. From my own experience across all trades, Lahr is about 20% cheaper than Offenburg. For Freiburg, the leverage is probably even higher.
