Just briefly back to the topic.

We are currently building in comparable sizes in the Rhine-Main area. Current planning amounts to 750-800k, whereby NO garage or outdoor area is considered. Construction is being done with individual contracts but with as few different companies as possible, i.e., no developer or general contractor.
In addition to the "pure" construction costs, a not insignificant amount for expert reports, architectural services, and costs due to regulations from the city come on top. For example, network separation (existing building), unexploded ordnance investigation, road closure, etc., which have so far consumed about 70-80k.

But there is certainly still room for savings here, although own demands as well as the design of the new building can quickly lead to significant cost increases. As an example, I can mention floor-to-ceiling windows in front of a sunken courtyard. Due to the regulation on fall protection, safety glass must be installed here, and that costs.

Currently, we also come to about 3k/m² (including basement) excluding incidental costs. I don’t think we can get this any cheaper. Oh yes, WITHOUT own contribution.

Nine by twelve as a substitute villa comes according to rule of thumb about 170 sqm living space / 520k, of which 160k would be about 30%. For the construction timber you mentioned, you will find several posts here with the search phrase "aufgehendes Gewerk". And for basements my formula, if you search for "11ant Kellerregel" (or externally: "With or without basement: a rule as a decision-making tool"). Where does the house size come from without a plan (and why do somehow all newbies not seem to read what the other newbies write in their initial posts – and which same frequently asked follow-up questions always arise from that)?
