Construction costs/financing/process single-family house

Hello everyone,

I am currently considering building a house. A bit about me and the basic parameters: I am 25 years old, current net income approx. €3300, building location in southern BW (78247), the house will initially be lived in alone and financed alone, but should be suitable for a family later on.

Plot (see attachment No. 85) of approx. 480m² (roughly 15m x 30m) is being gifted to me by my parents (land value in our area is €110/m²). The west side (street) is approx. 1.5 m lower than the east side. Existing buildings are over 200 years old and are to be completely demolished.

This is what I imagine: Single-family house with approx. 150m² living space Ground floor: kitchen, dining, living, guest WC, possibly guest room/office (the ground floor should open flat to the garden at the back) Upper floor: sleeping, bathroom, 2 children's rooms Utility basement with large integrated garage facing the street

Other ideas or things I would like: - KFW70 house sensible? - Geothermal energy with surface collectors possible? - Controlled living space ventilation with heat recovery - Complete underfloor heating - Construction with own work (skilled in crafts; sanitary, master electrician, carpenter, plasterer in acquaintances) - Garden and expansion of upper floor does not have to be available at the start.

In a first discussion with my current financing advisor/insurance advisor, he recommended a credit amount of approx. €250,000. Equity of approx. €50,000 is available. I am currently open to all forms of building (prefabricated house, architect, BU,...).

How do you evaluate this building project? Does it make sense? Can it be financed roughly like this? How should I proceed best now? Just approach known architects or prefabricated house providers? I am grateful for any kind of tips. If more information is missing, just ask.

I would wait with the nest building until the counterpart is present. Nest building is simply nicer together – even nicer to say: we have created this together. Do you really want to become a slave to a house with a garden with only 25 young springs??? ;)

€300,000 for the size including the basement and all ancillary costs, plus demolition and disposal of old buildings, I consider not feasible.

I agree that in my opinion it is too early.... But to each their own..... The property wouldn't go anywhere (?)

Otherwise, equity matches income for the loan amount

Depending on the materials used and whether there is a basement or not, costs of about €15,000-25,000 will arise for the demolition.


Single-family house plaster construction, KfW 70 including base plate: €240,000
Utility basement: €40,000
Additional measures for accommodating a garage in the basement: €10,000-12,000
Classic geothermal heat pump: €13,000; surface collectors somewhat cheaper
Controlled residential ventilation with heat recovery: €9,000
Additional foundation costs due to sloping terrain: €8,000

This totals €322,000 plus demolition costs so far

Plus incidental construction costs: €35,000
Painting work in own labour: €10,000
Floor coverings in own labour: €10,000
Outdoor facilities in own labour: €10,000
Reserve for extras: €10,000

All in all: €397,000 plus demolition costs


You cannot save that much money with your own labour - materials also have to be paid for, friends/acquaintances insured/fed/compensated so that you can manage with your budget.


Architect is out because he does not give you a fixed price guarantee, prefab and modular houses are about the same price; it is not uncommon for prefab houses to be more expensive.

Honestly? Wait a few more years; the plot is not going anywhere. Maybe by then your "cap" will have been found and the financing situation will look completely different together.
