Construction costs and ancillary building costs in solid construction 250 m2

We would like to start building our house in solid construction soon. The architect has allocated 350,000 for the construction. Is it realistic? Living area 250 m2, 3 floors, without basement.

250sqm times 1300€/sqm is already 325,000€ where are the additional construction costs, land costs, kitchen, outdoor facilities and so on and so forth??

My car advisor has allocated 65,000 euros for the purchase of a new car. It has 5 seats and 300 hp. Is that realistic? ;-)

Could be, but not necessarily.

Are there any more details? Location, place, floor plans, energy standard, etc...

Location - BW Pforzheim, shape - simple, cube-shaped, flat roof. Kfw 70. Heating - municipal utilities. The 350T are intended for construction plus incidental costs. Land is separate. We will pay for the kitchen ourselves, and the entire interior finishing (tiles, floors, all interior plaster, and installation of the doors) will be done by the family friend's hands. Only material costs will be incurred for that. For my estimate, 20T to 30T more are needed on top of the 350T. What do you say?

Felt more like the lower end than the upper end, but I am not an expert and know the area rather as expensive.

Simply means manual shutters, no electric extras, radiators, no garage...

So acquaintances are currently building in the commuter belt of Stuttgart. They are paying 321,000 EURO almost turnkey for just under 180 sqm on 2.5 floors, no basement, but with a double garage (floor and painting work done on their own).

Additional incidental construction costs will apply.
