Construction costs and additional building expenses - Did we forget something?

We are a young family and want to build a single-family house. We already have very concrete offers. The plot is confirmed, the house will be a prefabricated house with 156m^2 and is already planned in detail, ancillary construction costs are set so far. I would like to ask you to estimate whether we have forgotten something or if a value is not realistic: :confused:
















































Plot 1000m^2 €100,000
Water, sewage, electricity and telecom connection €10,000
Real estate agent for the plot €4,248
Notary fees: €1,200
Property tax: €3,000
Building surveyor for the acceptance of the trades €1,700
Kitchen (voucher from the prefabricated house builder worth €5,000 is available), additionally another €5,000, making a total of €10,000 for a kitchen... €5,000
Wood stove with external stainless steel chimney: offer €3,000
Architect and structural engineer: fixed price €4,050
House move-in ready with base slab, photovoltaic system 5.5kwp, heat pump, ventilation system: all our important extras planned: €220,000
Fence done by ourselves: only material for 65m (simple steel fence) €3,000
Driveway paving done by ourselves: substructure is done completely by the base slab company. Only gravel/sand and paving stones (simple stones): 65m^2 €3,000

The above price for the prefabricated house seems too low to me, especially since you say that a photovoltaic system as well as ventilation are included.

In which part of NRW do you want to build and where is the provider located?

The construction will take place in Werther (Westf.) near Bielefeld. The provider is based in Berlin. We already have the calculation for the prefabricated house itself here, all wishes have really been taken into account. So the price is fixed. It mainly came about because we were able to take over a finished floor plan. We still have some equity left for the additional costs of the sample selection - aside from the kitchen -

Well, quite a lot is missing: land register entry, permits such as building permit, chimney sweep, site plans, construction power and water (rental for these connections), surveying, earthworks can cost much more, possibly a soil report, how is rainwater disposed of? (our earthwork contractor is now reaching a 10-digit range ;)), planting,... well, the construction expert has already posted the link :)

Chimney + flue for only 3000? Is there already a pressure monitor? Usually 3000 is already the cheapest chimney (for ventilation system) with the corresponding pipes. Installation is not included yet...

You should also plan for some plants in the garden. You can let your 15000 evaporate in the sample selection buffer :D
