Construction costs 200m² + 30m² roof terrace + basement (including garage)

Hello everyone,

since we have now been able to purchase a plot of land, we have already given some thought to our requirements. After creating a room list, we ended up with about 200m² of living space. The ground floor has about 115m², the upper floor about 85m² + 30m² roof terrace. The plot has a south-facing slope towards the street - we would like to use that and integrate a garage in the basement. What costs should we expect?

We are planning in Bauhaus style:

200m² * €1700 = €340,000
30m² roof terrace = ???
110m² basement, which is divided as follows:
- 45m² double garage in the basement = ???
- 40m² granny flat = ???
- 25m² basement rooms ???
Additional construction costs €40,000
Upgrading €30,000

Which components have we forgotten? Our limit is about €550,000. Is the project feasible within our budget?

The ancillary construction costs will probably not be sufficient in terms of size. The basement has not yet been taken into account either, likely also over 50 k€. In addition, the outdoor area (slope location can become expensive if some walls and small walls need to be built). The granny flat in the basement is an extra cost compared to a "normal basement," I estimate about 25 k€ added to the basement costs. Is the furnishing already included in the 550000.-? If not, you should also calculate at least 40 k€ here plus paint, possibly floor coverings, if not already inclusive, etc. So it will be tight...

Do I understand correctly that there are no plans yet?

Where would you like to build in BaWü? We have similar dimensions. Further details gladly via PM.

So I consider the budget absolutely feasible. The biggest risk factor that it might not be enough is, as is often the case, the client themselves.

I think some may have overlooked the point "Bauhaus style." I assume with the architecture you won’t manage with €1700 per sqm. Flat roof means waterproofing, large window areas cost money. I think it will rather head towards €400k for the house. As already mentioned, you will hardly manage with the additional construction costs, more will likely be due.

Is there already a soil survey that says something about a possible deep foundation?

I also think that the 1700 euros per sqm is calculated for a "normal" house. You probably want higher ceilings, larger windows, colored windows, possibly also blinds in the Bauhaus style? All of that costs extra. Just get a non-binding offer made.
