Construction contract signed under pressure. Was that a mistake?

Is it probably the Haus Compagnie from Flensburg? Well, they don't have a bad reputation. Karsten

I cannot say anything about the general reputation, only from my own experience that the prices are comparatively high, evidently pressure is applied fairly systematically (5 percent more expensive next week, please come tomorrow to sign... after this announcement they were definitely out of the running for us) and in the preliminary talks you are promised the moon and stars, but the construction contract reads completely differently. What I certainly know is that the company is currently trying to expand significantly because it is aiming for an IPO with the parent company. In this context, many employees, including in higher positions, were hired at the same time (at least at the Hamburg location)... there are few long-serving employees, and they have only partially worked with the trades for a short time, how this will turn out in the end is, in my opinion, quite open...

As a supplement: The very poor reviews regularly given by disappointed builders on a well-known platform in recent months (which unfortunately always disappear again after at most seven days at the instigation of HC) also reflect very well what is currently going on in this company... if I were the original poster, I would try to get out of the contract via the probably completely unclearly formulated financing clause...

I cannot understand this statement. From my point of view, the technical requirements from standards and guidelines are still set too low. This applies to all sorts of areas, from permissible leak rates in BD testing, to standards in electrical installation, to requirements for flat roofs from the flat roof guideline. Compared to the standards in industrial construction, power plants, or data centers, most single-family homes are botched. The often deficient construction supervision naturally also plays a role.

I think we don’t need to compare a single-family house with an industrial facility, do we? Even our mini data center here logically has a completely different electrical standard than our house.

Not really. My roof should be just as waterproof, my electrical installation just as safe, my heating pipes just as durable. Performance is, of course, another matter. Do you know the normative requirements for the number of sockets per circuit in your house? Was the voltage drop calculated or measured in your case? For many other questions, there are either no normative requirements or very poor ones in the single-family house sector (example: sound insulation in residential construction, durability of facade paints). Missing standards are contractually supplemented for industrial buildings and especially data centers, or appropriate classifications are defined by private companies. This is actually essential for house construction as well. Recently, we had the topic "permissible air exchange rate in the BD test according to [Energieeinsparverordnung]"; 3/h is allowed, which would be shoddy work. I have regulated many details in my construction contract; today I would also include a limit value of 0.5 for this.
