Good point - rather more, since it is a penthouse. I find little data on that. It would then have to be around 1400-1500 euros.

I have set the house fees at 450€, which certainly are not that high initially. Beyond that, would there only be electricity/heating specific to the apartment, or is the latter also covered in the house fees? Is there a benchmark for heating per sqm? (Underfloor heating)

Hello, it is feasible. Question about the equity. Surely it wasn't saved alone, right? You would already spend a not insignificant part of your net income including additional costs. I think €2000 with a reasonable repayment is gone.

Equity is 85% saved on its own + former shares. But we are reasonable savers, see costs.

Yes, I am calculating with a repayment rate of 1800 euros. Total net income has actually been over 5000 euros since then, but I do not want to rely on the flexible part. Prefer worst-case scenario. My wife will also gradually move away from part-time in the medium term. The timeframe is more like 3-4 years, when the child is in elementary school.

But yes, financially this is a different level, which is why I am really stressing over whether it is worth it. Many things are possible, but then you probably have to pay more attention to expenses. If anything goes wrong during construction or there are significant additional costs, it will be unpleasant.

1,800 repayment plus ancillary costs for the house. You’ll quickly be at 2,300-2,500€ per month. You will get the loan. The question is whether you want it.

Warm water and heating advance payment are included in my housing allowance (district heating). I would now have to check the statement to see how much is spent on it and what that is per /m^2.
