You have to compare the same property in terms of rent and purchase price. Or are you currently renting a house worth 1 million € and paying 7800€ cold rent for it? Then I would immediately stop building my own and remain a tenant forever.

The ratio between cold rent and purchase price is a rule of thumb for the return or capital payback and thus an indicator of whether one should buy a property or better rent it (if possible). If it is over 30, it is clear that buying is pointless. At least from the perspective of return.

Here, you would first have to clarify whether it is a federal civil servant or a state civil servant, although Bavaria is quite large as well. And that a 90 sqm house is unsellable is complete nonsense. On the contrary, all those 200+ sqm pads that many people set up when they are young are sold later in life because when living as a couple or alone, you no longer need or want to maintain so much space. Many older couples then look for smaller properties where everything is on one level.

I think there are several more factors:

How old is the OP? Will it really stay at the single status without children? How long can I finance? At 30, I still have about 30 years until retirement, at 50 it has to go faster...

What are my personal ideas about home ownership?
A house or an apartment are not only financially different to evaluate, I also need to know whether the "side effects" of a house mean a gain or a burden for me: a garden is nice and I can grow my own vegetables, grill outside on the terrace in summer, set up a paddling pool if I want, I love vacationing in my own garden etc. Or: the garden creates additional work, in case of snowfall I MUST clear the sidewalk in front of the house within a reasonable time, maintenance measures are my sole responsibility etc.
So the question is: do I want to live well looked after by the janitor and only take care of my condominium, or am I willing to bear the much higher maintenance effort with my own house and garden?
Does it annoy me to have to advocate strongly for my property at owners' meetings and I prefer to bear the responsibility for my property alone (then house), or am I willing to always coordinate in an owners' community?
This is a question of personality: those who like to be absolutely independent and are willing to spend a not insignificant part of their free time on the care of house and garden will enjoy owning their own home, even alone. For those who see this as an additional chore, even with the best financial situation, I would rather recommend a nice condominium.

And of course it would be interesting what the conversation with the financial advisor brought.

I see it the same way. In some residential areas here, almost a third of the houses are 90-100 sqm bungalows inhabited by older people. If you build like that, I wouldn't have such big concerns about not being able to sell it now.

Alright, here the trend is completely different. Families with children continue to move further out and into large houses, and when the children have moved out, many move back to the city/downtown with public transport, local supply, cultural offerings, "city life," restaurants within walking distance, doctors within walking distance, etc.

If the trend in Augsburg is different and probably will remain so, then please ignore. But one reads in Spiegel, Focus, etc. almost weekly about the rapidly increasing urbanization and rural exodus. And it is precisely singles and couples who make up this trend, while families continue to have a trend towards suburbanization.
