Wait. He is not buying his condominium for 270K€. (At least I hope not.)

That is a guideline for rental properties, but he wants to live in it himself and thus the utility value is higher.

Are you now suffering from big shot and megalomania, having "achieved" your city villa in 1.5 years?

There are also other target groups in the single-family house sector, not just young small families!

No, but there is simply a market, and it is mainly, though not exclusively, determined by families with children.

And for a family, 90 sqm in a house is simply too small.

Singles are by far the majority of renters. He will have a significantly harder time selling the house than a standard single-family home. And the singles who want to be owners tend to be wealthier singles, and for them, 90 sqm is also a bit small. Although singles also show strong urbanization tendencies and thus a property in Augsburg is more in demand rather than in the village or the small town.

So around the corner from us, the near-retirees are tearing their hair out to get their hands on the small properties. Such a cozy 100sqm house is highly sought after.

I don't understand that. What is this factor supposed to indicate? For us it is 125.6 (7,800 EUR cold rent)

Why will the exterior plaster be affected by algae after 3 years? Does it have to be a prefabricated house? Town & Country also builds nationwide. In Augsburg, the turnkey bungalow costs about €140,000
