I assume that economic changes actually have nothing to do with land register entries.

So, we had a similar situation: the husband moved out and was paid out by me.
He was also removed from the land register after the divorce but still had a right of first refusal. That’s probably normal.
The bank was serviced further by me. Economically, nothing changed because they always received their money from the same account, namely my house account.
With a refinancing, they then caused difficulties. I looked for another bank. The repayment was only about 30% of my income.
My ex-husband and I were aware of a lot, but for him, it was not a problem.

Because he is no longer the owner and the couple agreed on that.

The agreement is worth nothing as long as he is still listed in the land register. In my last real estate transaction, the land register entry took 8 months in the end.

Well, but for him, interest-bearing debt capital was converted into equity. Is something like that deducted in such a payout?

Thank you for your answer. So you had no problem with the bank that they let your EX-husband out and that your financing had to be redone?

Is the interest rate fixed for 20 years? Then I wouldn't dream of getting out of it. The chances that you'll get the same conditions in two years are very, very slim. The only winner is the bank.
