Condition assessment of my roof, experiences?

Hello everyone,

I have attached some photos of my roof and would like to hear your opinion on them. Can you assess whether the roof is okay or if something still needs to be changed or repaired?
The house is an end-terrace house from [BJ 1990].

If you consider changes necessary, I would also be grateful for advice on which measures are specifically required and what costs might be involved.

Why should a beam that is only about 35 years old somehow no longer work? You have to check for fungus or pests yourself - something like that is obvious. Cold roof insulation is missing. As far as I know, you have to insulate the ceiling of the lower room, unless the roof itself is insulated.

That is true, the roof is “only” 34 years old, but I recently bought the house and wanted to ask if something would also need to be done to the roof because I am currently saying some people are renovating. The insulation is present in the floor.

What is meant by “rot or pests”?

So the roof frame is practically like new. Topic closed. Sure, you can do a lot to it. Underlay membrane, re-roofing, insulating, renewing the floor. But from the pictures, nothing really looks like a "must". A like-new roof with a battlefield on the floor.

Wood rot fungus or animals that feed on wood. Very unlikely with 35-year-old wood. But you asked.

Looks tip-top to me. Put the floor back in and then ask again in 20 years.
