Comparison of prefabricated house providers using own floor plan

Hello,

in the podcast "10 Schritte Hausbauanleitung," Flo recommends doing floor plan planning with an architect.

We now want to compare architects’ prices exactly for this. 1: A building preliminary request + approval and secondly: a floor plan for the prefab house providers.

Which services do we need to specify exactly to the architect in order to compare these?
Is a "design and approval planning" sufficient here? Or do we also need to commission an execution planning so that the statics fit the floor plan?

Do you possibly know any good architect firms to implement Flo’s recommendation?

Maybe you should discuss this with Flo, since the recommendation comes from him... or is this now self-promotion Otto -> Flo?

It is important that you request the same from all architects ;-) By the way, the architect is usually paid according to HOAI. This means that prices are standardly the same for the same construction volume. Individual offers can of course be made. I recommend that you first consult an online HOAI calculator. That is the standard – any discount is a concession from the architect.

What motivates you to combine architect + prefab house? Not that it wouldn’t work, but this way you somewhat destroy the advantages that come with some prefab house projects. Most prefab house providers work with highly standardized model houses and associated statics, details, factory and execution plans... All these technical, time, and procedural synergy effects are lost with the usual prefab house providers if you come along with a highly individual architectural planning. Not a few determine their fee according to HOAI and then submit - somehow with xx% reduced rates - in the offer. And by doing so, they do exactly what HOAI tries to prevent.

The guy talks in a likeable way, but completely without a concept. I stopped listening after ten minutes of the forty-four minute podcast because it was not even remotely clear where this was supposed to go. Maybe you could summarize what you mean? And you want to build the price comparison floor plan house then, or how?
