And the thing with the [riesterbaustein] might not be the right choice in your situation. Actually, when taking the [Kröte Riester], you try to benefit from the subsidies for as long as possible; or rather the child bonus. Or to activate existing [Riesterguthaben] to leverage the equity; but your equity ratio is already more than excellent. Are you single? Children? And how much do you have net per month?

For the net amount, I would leave out the Riester stuff. It doesn't help.

Var.1: 200k equity 200k annuity over 10 years with 2-3 free repayment rate changes (1-10% p.a.) and 10% ST option Start the annuity with a high repayment rate, reduce it after 2-3 months, and put the money into the savings plan instead. That should reduce the interest a bit more. When the savings plan is paid out, increase the repayment rate again and use the ST option.

Var. 2: 200k equity 100k due at the end of 5 years 100k over 10 years without repayment change and ST option. This will probably settle at 2% repayment. Below that, it will be difficult to find a bank.

And Excel is your friend; depending on the interest rate, one or the other variant will be cheaper.

Thank you for your answers, I am now one step further with the financing.

I will currently only use €120,000 from the private loan. I am holding back the remaining €50,000 for potential unexpected costs. I am funding the specified savings plan with what I have available after all expenses.
The other €280,000 is composed of 3 components.

€130,000 1.64% interest, 10 years, 2% repayment, 5% prepayment possible -> €394 monthly.
Balance after 10 years €102,000
€50,000 1.15% interest, 10 years, 3.62% repayment -> €198 monthly.
Balance after 10 years €32,000
€100,000 1.94% interest, 20 years, full repayment, no prepayment -> €503 monthly.

For the follow-up financing after 10 years, I plan to secure the interest with a [Riester-Bausparvertrag] over €110,000. (€30,000 + €162 monthly + subsidy). I would like to make special repayments of the remaining €20,000 if possible.

I would only pledge this if necessary. (Loan 2.35%, €307, 19 years 7 months.)

Years 1-10 = Monthly €394+198+503+162 = €1,257
Years 11-20 = Monthly €503+307 = €810 + €447 for private loan.

Remaining balance after 20 years
Building loan: €31,000 Remaining term 9 years 7 months
Private loan: €66,360

Alternative to the [Riester] model.
At a favorable interest rate (2%) after 10 years follow-up financing €130,000 2% repayment €433
= Monthly €503+433+300 private loan = €1,236

After 20 years €433+800 private loan (8 years 9 months) = €1,233

Remaining debt after 30 years €54,000 redemption possible through [Riester] or otherwise.
