Hello everyone,

my wife and I are currently planning the construction of our house. We have found our dream plot. Unfortunately, it is being marketed by a construction company that also planned the building. We informed them that we would buy if we could make certain changes to the building structure.

These changes would be: altered roof pitch, modifications to the interior (walls, windows, etc.)

Since they want to start construction in 2 weeks, it needs to be clarified whether this requires an addendum or a new building permit. I hope someone can answer these questions for me. If a new application has to be submitted here, the construction company will probably start their planned building and the plot will be lost to us. Which would be very unfortunate...

A different roof will need to be approved!

Why shouldn't the builder wait for you? After all, he doesn't have any other buyer at hand so far ;-)

flat question: how can a builder want to put a house on a plot and have submitted a building notification with all the bells and whistles, when it is not even decided how big the house will be. or is he now building a house there, regardless of whether someone buys it beforehand or not? the interior walls on the upper floor are not load-bearing walls and can therefore theoretically be arranged differently at any time. however, they are actually also subject to the building notification, although I don’t know to what extent that would be relevant there. (they probably don’t care how the house looks inside as long as the layout (heights) remains the same).

This also happens regularly with us. The construction company we are building with regularly buys plots of land itself and plans houses there, which it sells in the end. If a prospective buyer comes along in time during the construction phase, adjustments are still possible, otherwise the whole thing is completed exactly as planned. So far, he has sold every property :)
