Change requests/questions architect plan

There is an architect’s plan! It has been signed off by TE.
Therefore, any remarks regarding the commissioning of an architect can be disregarded.

He is welcome to ask for our opinion here.

The architect's designs are based on self-painting. I had not recommended commissioning an archive, but rather letting him do his work freely and not unnecessarily restricting him.

Besides, why is the design being thinned out and not photographed? It would be more believable that it is not 100% self-painting.

Caspar, we are planning with around 300,000, 280,000 would be great. The problem with the built-over garage is known to us, otherwise we would need 3 floors, so the additional cost is probably roughly the same, right? Due to the edge development, the part attached on both sides should only be provided with a thin insulation layer and I hope to save insulation and plastering costs as a result.

It should be Kfw55. The heating should be an air heat pump with an outdoor unit. The outdoor unit could possibly then be placed on the flat roof.

Know a similar project where a granny flat is created above the garage, size is identical, layout better.

But you can probably forget about 280k, though hopefully the architect has already told you that.

And then the children's rooms .. do they really have to be on the street side and facing north? They would be much better placed facing the garden, south/east.

The technical room also gets a sunny spot, so why not somewhere on the top wall of the plan?

TV on the top wall of the plan? Have you checked the distances? It seems much too far from the sofa spot to me.

just under 3 m drive-through width .. or parking space. But then there is not much passage to the door.
