Hello,
we have been considering building a single-family house on the existing plot of the parents for some time. The longer we dealt with it, the more concrete the project became, so we are now close to submitting the building application.
Based on our own drafts, two architectural plans have meanwhile been created. I have redrawn the one we favor to better test our ideas. I would appreciate your assessment on some points before I communicate our change requests to the architect.
The questions are marked in bold in the questionnaire.
Development plan
Size of the plot: 10.20m wide & 30m long
Slope: 0.80 cm from the sidewalk to the garage driveway
Roof shape: Open, currently a flat roof is planned because we must not significantly exceed the neighbor’s roof terrace in the rear part. Does it make sense to plan a shallow shed roof in the front part? Our idea is to get skylights on the south side so that the hallway becomes brighter. Is it possible to assess which roof shape would be the most advantageous?
Maximum heights: in the rear narrow part approx. 5.60-5.80
No basement, 2 floors
Number of persons: 4
Office: home office
Music/stereo wall: position open, the load-bearing wall in the living room is to remain and the TV should be placed on the stairwell side wall
Fireplace: position open, depending on the load-bearing wall in the living room. Preferably on the side next to the stairs. However, the problem there is the chimney pipe at the property boundary. An alternative would be integrated into the load-bearing wall.

- What do we not like?
1. We would like to narrow the hallway to 2.20m in order to make the kitchen and rooms upstairs wider. Possibly we would also make the narrower house section 20cm wider in addition to achieve a kitchen width of 3.90m. Currently, in our opinion, there is too little space in the kitchen to integrate a 92cm wide refrigerator. Possibly the refrigerator could also be placed against the side load-bearing wall to the hallway.
To avoid getting too large in square meters, we would rather make the entrance hall about 30-40cm narrower.
Personal price limit for the house, including equipment: 280,000
Preferred heating technology: air-water heat pump; position unclear. Possibly utility room or storage room as ground floor space is probably lacking.
