A corridor must always be common property. A garden is to be seen like a garage or similar, but the general corridor belongs to the community. No one needs to claim it exclusively for themselves. As a bank, I would never agree to that, just as I wouldn't as a co-owner (but I'm repeating myself here).
There is no reason for an exclusive special right of use. If only to ensure a uniform appearance.

From a bank’s perspective, I doubt how a parcel of land can be considered valuable.
What is being shifted is not ownership but the RIGHT OF USE. What use value would a 5 sqm niche have (?)
In Buxtehude 1.50 € / month, in Munich probably 5 students live on 5 sqm and it is worth 1265 € / month.
