I still do not understand what advantage this now has. Do you get more yield from the upper apartment?

no, the upper apartment now officially wants to have that little piece of hallway not "misused" by other units.

Although it has never happened, I can understand it

For fire safety reasons, nothing is allowed to stand in the hallway anyway. What is supposed to be misused there? Do they want to misuse it? That is an escape route - including the niche.

Hallways must always be common property. The garden is to be seen like the garage or similar, but the common hallway belongs to the community. Nobody needs to claim it solely for themselves. As a bank, I would never agree to that, just as an owner (but here I repeat myself). There is no reason for an exclusive special use right. Alone to ensure a consistent appearance.

you have no say in the matter^^ to each their own. If it is a dead space for us, then so be it.

From a bank’s perspective, I doubt how a parcel of land can be considered valuable.

What is being shifted is not ownership but the RIGHT OF USE. What use value would a 5 sqm niche have (?)

In Buxtehude 1.50 € / month, in Munich probably 5 students live on 5 sqm and it is worth 1265 € / month.
