Can we afford the two-family house?

Hello,
My husband (28) and I (23) are considering whether we can afford a house. Currently, we unfortunately have problems in our rental house and actually only want to be in our own four walls.

Together we earn about 4300 net and can currently save 1000 – 1200 euros on top of our cold rent of 700 euros without any problems.
In the last few months, we have been able to save about 40000 euros.

We have now found a great 2-family house (built in 2003) for 279,000 euros. For us as buyers, this house would be commission-free.

There is currently no plan for children, but it will come at some point. Then we would only have my husband’s income of about 2700 plus child benefit etc.
The big question now is: can we afford the house, or should we save more?

Are these the total costs? If yes, are you sure? What needs to be invested, does it need to be renovated? What happens with the 2nd apartment?

Without knowing the facts, no one can give you an answer. What is possible with your salary to finance a 250,000 loan.

In addition to the 279,000, the regular costs such as the notary, property transfer tax, etc. apply, but fortunately no commission. We would like to rent out the 2nd apartment. However, we would not want to rely on this money as a certainty. Since the house was only built in 2003, we would not need to invest in anything except paint for the walls. We only bought the furniture last year, including the kitchen.

Why is the house so cheap? How big is it ... or rather the plot.

Sorry if I’m asking stupidly, but here you only get a ruin with a garage for that money :)

The plot area is approximately 700 sqm. Living area per apartment is approximately 100-120 sqm The house is fully basemented and has a garage.

The house is located in a village where building/buying is still quite affordable.
