Whether the parental home is actually half gifted at €170k is not known. Depending on the area and condition, it could even be plausible.

The real question here is: where is the €1600 surplus according to the household calculation that is supposed to remain every month? About €20k should accumulate in a year.
Why should even a larger amount than the sum of purchase and modernization costs be financed? If the house is not worth this amount in the end, it will definitely not work, because there is a lack of security.
The income situation would already allow the project itself, but see above, where is the surplus?

I always find this so amusing here in the forum. No known facts about living space, plot size, equipment, condition, and last but not least location – but hey: that’s practically given away....
Let's also assume that the parents of the OP don't want to squeeze every last euro out of her, just as properties are usually passed on to the next generation in rural areas and within families.
Some users here from metropolitan areas apparently no longer know what a normal real estate market feels like and immediately doubt everything that doesn't have at least three digits upfront.

On the topic: With a financing amount of €250k and 5% annuity, the rate is just over €1,000. With a net household income of €4,100, that would be manageable; only the interest rate will not be the best due to the lack of equity. I don't think there will be any worries during the construction financing discussion.

First of all, thank you very much for the many responses, it is indeed the case that the house is not being "half" gifted to us, the estimated value of the house is 200k, with a living area of 120sqm. And on the topic of the remaining balance, my boyfriend and I have only been working full-time for 1.5 years, all the savings so far have gone into paying off my boyfriend's now repaid student loan, and we also had to get 2 new cars. Unfortunately unfortunate circumstances, but it was not possible otherwise in order to pursue our professions. We could have saved over 15k per year. So much for the topic that we would "only" consume. In the last few months we have been able to save a good 1200€ every month.

In your initial post, you write that you have monthly expenses of €200 for a loan. Is that the already repaid student loan of your boyfriend or do you have something else financed?

According to your household calculation, you have a positive balance of €1621. In your last post, you write that in recent months you have saved €1200 each month. What happened to the €421 difference? Where did it go?

How many months have you been saving these €1200 already? Do you already have some set aside with which you can at least pay the notary and land registry fees?
