We had to buy blue empty conduits from the waterworks and lay them under the driveway directly into the technical room.
The waterworks then pushed the water pipe through from the front.

Hello dear ones,
I was able to learn more about the property and the costs and wanted to update the thread:
The connection costs for the path to the house amount to about 30-35k€ for water, electricity, and telecom. You can lay the trench yourself and save around 15k€ again. We would do the latter.

We have also spoken with the fire department and the building authority. It is only necessary to provide a staging area from 50m onwards. If possible, I would still like to have one built. I somehow find that quite sensible. But we’ll see.

Pool: In the middle of the property there is a pool from GDR times measuring about 5*8m. It was built with some kind of slabs that can be removed very quickly again. The approximately 2-meter-deep crater will, of course, remain. It would also certainly be at least partly on the area where the house would have to stand. Does that pose a problem? We would probably have fewer problems getting rid of the excavation for the foundation then :D
The pool is located in the middle of the property (24m*22m property B at the cemetery)

Certainly, some other problems will arise that we are not currently aware of :)

An adjacent cemetery can potentially be problematic regarding setback areas. Here in Saxony, a distance of 35m to residential buildings normally applies. Exceptions are possible, but a preliminary inquiry would certainly be advisable.

Thank you very much for the tip. I have already been in contact with the building authority and have another appointment on Tuesday. The setback areas here are normally 3 meters. On the cadastral map, you can also see that parcels 441 and 623 have a similar division and development as we are planning.
In Berlin, the credo is: densification, which probably works in our favor in this case :)

At the cemetery, it can get a bit louder during burials, trumpet players or violinists at the grave, bell ringing, etc., you just have to put up with it ;)

I cannot estimate the removal of the pool.

Excavated soil is much looser. I don’t know if that’s true, a civil engineer once told me that about 1.8m³ of excavation results from 1m³ of soil in the ground. Looking at the piles on my property (the foundation slab was poured last week), it certainly looks that way to me.

This loose soil is too loose to build on. Maybe it can be compacted accordingly (soil survey!). But I would rather expect that gravel or similar has to be added here. On the other side of the pool, where no house will be built, some soil can probably be stored.
