Hello everyone,
my girlfriend and I have a plot of land in prospect.
The plot of land is 628m².
The floor area ratio is 0.3 and BauNVO1990 applies.
How much area including garage, paving, etc. am I allowed to build on?
Plot area 628m² x FAR 0.3 = 188.4m²
This includes the floor area for the building including balconies, roof overhangs and terrace.
The calculated floor area may be exceeded by 50% for garages, parking spaces, driveways, sidewalks and ancillary facilities.
So 50% of 188.4m² would be 94.2m².
188.4m² + 94m² = 282m²
That means if the house and terrace amount to 150m², we may use the remaining 132.6m² for garages, parking spaces, etc.
Do I understand this correctly?
