So this coming Saturday is the day and we will take a look at the little house. From your experience, are there any special things we should pay attention to when inspecting such a weekend house? Any particular questions we could ask? I will report back afterwards.

Yes, do report.

I don’t mean to be rude, but have you already presented yourselves at the building authority of the relevant municipality with the plot number(s)? Or at least called the building authority? Maybe the building is already an eyesore and you’ll end up with disposal costs.

The agent is liable for nothing, the seller probably isn’t either, it’s all empty seller blah blah. You have received so many good pieces of advice.

After clarifying with the competent authority, you can ask the seller questions like when do deer come by or what color shade the cabin has been painted in.
What is there to ask about?

By the way, I can totally understand the desire for such a property, you can do archery, outdoor activities, survival games, etc. if it’s allowed.

By the way, I am so emotional because I have been looking for a recreational property for us myself. Also to buy. 3.50 per sqm is actually the price here, they ask for 10 euros and more and get it too.

What has been promised to us and others that is just pie in the sky is unimaginable. Depending on which outer area you bought in, a hut with a certain cubic meter volume is allowed. And according to sellers, you are allowed to fence it in, which would be so great for the dog and agility. But you are not allowed. Because of the wild animals. Also no pool for children. No paving stones. It is often merely agricultural land in the outer area.

You get reported, municipal employees see it themselves, then you get the requirement to dismantle everything. And every day there is someone who believes everything, sits at the notary, settles in and has to remove everything again.

Maybe the seller experienced this too.

We have mentally already said goodbye to the property.
Not least because of the possible problems mentioned here in the forum.

But we want to take a look at it as an experience.
So that we have at least a bit more "solid" experience when viewing future properties.

I will definitely report back.
It has rained a lot here in the region over the past few days. Let's see how muddy the way there and the property are.

So, yesterday we were at the property - here is our conclusion:

It is of course really idyllically located. But you can still hear the dull roar of the federal road a few kilometers away. Although that is not really disturbing.

The property has not been used/maintained for 15 years. You can see that in some places. It was already noticeable that water had penetrated in some areas.

Now we have learned that only the "main house" (marked in red in the picture) has a building permit. The extension, in which the kitchen and a storage room are located, is not approved.

The "main house" was built without a concrete foundation. Only with gravel and wooden beams and then wooden boards on the floor. However, the illegal extension does have a concrete foundation. In addition, the roof covering of the extension was built with asbestos-containing material.

You can see that the owners really built it with love. But only with their limited means.

Except for the immediate terrace around the house, the entire property is on a slope.

All in all, a really nice spot on earth. But the hut really has many little problems. Especially since transporting all materials in and out would be very cumbersome due to the poor access road.

Ah and upon successful mediation, the real estate agent receives €3,750 from the buyer and €3,750 from the seller.
