if it is really junk (which the seller does not see). You can only pay a maximum of the land price of 400K because the demolition and disposal will also cost you money.

I hardly believe that the seller will go down from 600K to 550 or even 400.

and honestly buying for 600K and then adding another 300K... What construction financing volume do you need? and what equity do you have?

Financing is not really the problem ... (Eigenkapital > 500 T)

I also don't believe that the seller will come down much, I just wonder who would pay that much for such a house....
The house is certainly not junk. The condition is very well maintained and high quality, you could move in as is and live well with minor renovations. We just don't like the style (80s) at all.
But by now I also think that it might not make sense.

The alternative is to find a plot of land ... I just haven't seen any under 550T for a long time, then building on it with everything included I'm at 1 million. That's actually too much for me ...

well you don't like it... but maybe there are buyers who are willing to pay that and renovate it on a small scale.

it must be a great plot. but if you say there are no plots under 550k then 600k including the shell fits quite well

always remember, some people love vintage cars

Honestly: with the park-like property, the place could have purple sinks for all I care.
