3) you can have the plots merged, but that costs money and offers no advantages if a new house is not to be built on both plots.
This is free of charge in NRW if the plots are burdened equally. In addition, there can be advantages, e.g. if openings are to be built into the previously adjoining wall of the remaining building. If the old boundary remains, building burdens must be registered even if you own both plots.
A plot merger is free of charge if it only takes place in the land register office and you are already the registered owner of the plots.
Yes and no, see above – the equal burden is decisive for the cost exemption; the change is also recorded in the cadastre.
If plot boundaries are changed in the process (except eliminated by the merger), surveying services naturally apply (official boundary display, boundary markers)
Almost correct.
Official boundary display and marking of old points/boundary markers initially have nothing to do with changing boundaries. If existing boundaries are officially or unofficially displayed, the boundary remains as it was; the same applies to marking existing boundaries.
The division/change of boundaries is a separate process. The new and needed old boundaries and markings are usually also displayed in this context, but that is an inclusive service in the division. It is also possible to divide plots without displaying the new boundaries locally – this can be done purely in writing if necessary or desired.
